What is Modellus?

Modellus is an AI assistant for mortgage loan officers, built by Modellus AI LLC in Miami, Florida. It chases missing documents, keeps borrowers updated on their loan in English or Spanish, re-checks conditions when a loan changes and drafts pre-approval letters. The loan officer asks for things in plain words, and Modellus does them.

Who uses Modellus?

Loan officers and their processors and assistants. Borrowers never need an account: they get a secure link to upload documents and follow their loan, with no password.

Who receives text messages from Modellus?

Accepted Answer

The contacts of a loan file: borrowers and co-borrowers, and the other parties to the transaction (real estate agents, title, escrow, insurance, HOAs, appraisers, attorneys and others), when the loan officer handling the loan has added them to the file and approved texting them. The loan officer is responsible for having permission to text them. A contact can also opt in by checking the SMS consent box on the loan officer's intake form, quiz or borrower portal, or by texting START to +1 (305) 938-9541.

How are realtors, title, escrow and insurance kept in the loop?

By email, and by text message from Modellus when the loan officer has added them to the loan file and approved texting them. They get the same kind of messages as borrowers: only about that loan, and they can reply STOP at any time.

What do the text messages say, and how often do they come?

Accepted Answer

Only messages about the loan the contact is part of: documents, conditions, status updates, reminders, a link to the portal or a sign-in code. Never marketing. Every text starts with "Modellus:" and says how to opt out; frequency varies, typically a few per week while the loan is open. Message and data rates may apply.

How do I stop the texts?

Reply STOP to any message and they stop right away, and we never text you again until you reply START; reply HELP for help. You can also turn them off in your borrower portal. Stopping texts does not affect your loan or your emails.

Is my information shared or sold?

Accepted Answer

No. Borrower information goes only to the loan officer working the file. Mobile numbers and SMS consent are never shared with third parties or affiliates for marketing. The details are in our Privacy Policy and SMS Terms.

Can I bring my existing contacts and files?

Accepted Answer

Yes. Import contacts from a spreadsheet, a Gmail or Outlook mailbox, or a loan origination system such as Arive. Modellus removes duplicates and merges them, and you can open your first file the same day.

You can start free, with no credit card. Borrowers are never charged for using their portal or for the messages Modellus sends.
